a day is what an empty unit costs its owner at JD 29,000 a year.

Work out your cost in five questions An Arabic reply in under a minute, day or night.

01 / the cost of empty

What does a day cost you?

Five questions. We do not ask for a name or a number. At the end you see your own figure.

01 / 05

These questions do not ask for your name or your number. We keep the answers alone. Privacy note

What kind?

03 / 05

Letting it or selling it?

04 / 05

05 / 05

What are you asking a year?

We record the floor separately and never publish it.

02 / what we do

Three things, and we do all three.

There is no version of this where you run the ads yourself.

01

We produce the datasheet

Measured on site: ceiling height, electrical capacity and phase, loading access, sewage, and the exact list of activities the land is legally licensed for under its zoning provisions. Every permitted activity on our datasheet is cited to a numbered provision of the governing zoning plan, and you are welcome to check any one of them against the plan yourself. It is also what stops a tenant signing, applying for a licence, and being refused.

02

We run the advertising

Instagram, Facebook and click-to-WhatsApp, from our own ad account. You never touch an ad account, never build an audience, and never wonder whether the campaign is still running. You fund the budget; we manage it and show you what it bought.

03

We handle every enquiry

An Arabic reply in under a minute, day or night, from a WhatsApp Business number. We qualify the activity against what the zoning actually permits, we book the viewing, and you meet people who are serious. The ones who are not never reach you.

03 / a worked example

A real datasheet for a real unit.

Produced exactly the way yours would be. Read the zoning section. Every activity in it is cited to a numbered provision of the governing plan.

Read this before you sign anywhere else: every activity above is cited to a numbered provision of the governing plan, not to a marketing claim. Most space advertised for these uses in Amman is not zoned for them at all.

These six facts gate the Verified badge. This unit is published without them and does not carry the badge. That is the rule, not an oversight.

05 / advertising results

Your monthly report, column by column.

These are the columns your report carries, for each campaign separately.

  • Campaign
  • Reach
  • Enquiries
  • Who telephoned, by name and number
  • Viewings
  • Spent with Meta
  • Management fee
  • Total invoiced
  • Cost per enquiry

The real panel carries three more columns: what was spent with Meta, our management fee, and the total invoiced, three separate numbers, because they are three separate lines on your invoice. Who telephoned is listed underneath, by name and number.

06 / how we charge

Three lines, and they stay three lines on every invoice.

Nothing is bundled and nothing is buried inside another number. Three lines, and you see all three before you begin.

Advertising

Your budget, plus a management fee

You fund the Meta budget and it is spent on your property alone. We charge a fee to run it, itemised on every invoice and never folded into the spend. You see the two as two numbers, always.

Letting commission

On a signed lease alone

Charged on the signed lease alone, and agreed with you in writing before any marketing starts, never after. Ask us and we tell you before you begin, not after the work is done.

Video

Quoted per unit, optional

Optional, priced on its own, and never bundled into anything else. Say no to it without saying no to the rest.

07 / questions

The questions an owner asks before signing.

Do you charge a viewing fee?

No. We do not charge a viewing fee, not to you and not to a prospective tenant, at any stage. Showing the property is part of our work, not a line we sell you.

How are your fees worked out?

Two lines: a management fee on the advertising budget, and letting commission on a signed lease. Both are agreed with you in writing before marketing starts, never after, and each appears as its own line on the invoice. Ask us on WhatsApp and we will tell you both numbers before you begin.

Do I pay anything if no tenant signs?

The advertising fee buys the campaign we run, the datasheet we produce and the enquiries we handle. It is earned for that work, whether or not a tenant signs. Letting commission is charged on the signed lease alone.

Why do I fund the advertising budget?

Because it is spent on your property alone. You fund the Meta budget, and we charge a fee to run the campaign, itemised on every invoice and never folded into the spend. You see the two as two numbers, always.

Do you present the property as it is?

Yes. We photograph what is there on the day we measure. We do not subdivide a unit, change its stated area, or re-describe its use, without written authority from you. And if the property has a defect a tenant will see at the first viewing, naming it on the datasheet is cheaper for you than hiding it.

How long will it take you to find a tenant?

We do not give a date. There is no published figure in Jordan for how long a commercial unit stays empty, and any office that promises you a period is guessing. What we give is numbers measured weekly: how many enquiries arrived, what each enquiry cost, and how many viewings were booked. If those numbers do not move, we change the campaign or review the price with you, and we tell you so in writing.

Who owns the ad account, and what happens if I end the engagement?

The campaign runs from our ad account, so if the engagement ends, the campaign ends. But the datasheet and everything measured about your property is yours: we hand it over as a complete file at no charge, and you are free to use it with anyone else.
